Re a huge increase in Ilikai’s insurance premiums

A few owners have been asking about the status of our insurance coverage. 

Here is the background:  During a Board meeting on August 27, 2009, Sue Savio of Insurance Associates, the Ilikai AOAO insurance provider, presented details of the insurance renewal.  The Ilikai’s previous insurance terms were to expire on Monday, August 31.  So on Thursday, August 27, the Board was reviewing the insurance renewal terms.  Apparently, they had done nothing prior to that.  They literally waited till Thursday, August 27, with the insurance terms to expire on Monday, August 31.  It was obvious that whatever Sue Savio presented to them was news to them.  So the Board found itself in the situation when they either had to accept those new terms or have the AOAO without insurance.  So they voted to accept the new terms.  Some Board Directors stated that they were going to look into renegotiating the terms.  To our knowledge, we are still stuck with the same increase.

Take a look at the Ilikai insurance for 2008-2009 and compare that with the Ilikai insurance for 2009-2010This shows an increase of $137,801 in our insurance premiums compared to last year.  Granted, we had a couple of incidents related to flood due to fire sprinklers.  But not to solicit bids prior to the upcoming insurance renewal deadline?!

Also take a look at the coverage itself.  We now have a deductible of $50K, compared to $10K last year, for “all perils excluding hurricane.”  Even Sue Savio herself was raising concerns about such a high deductible, which she said was way higher than the norm of the industry and should be a concern.  In practical terms, should we have an incident like the ones we had last year, we’ll have to pay $50K before the insurance kicks in.  Also note the $5M coverage for Directors’ liability, which also includes the Management Company (Hawaii First).  Why do they need $5M in liability coverage?

The next Ilikai AOAO Board of Directors meeting is scheduled for Thursday, October 29, 2009 at 3 PM, 2nd floor.  Board meetings are open to Ilikai owners.  Ilikai owners are invited and encouraged to attend.  The Board is now in the midst of finalizing the budget for the next year.  They are also making plans to expend millions of dollars our AOAO funds on various projects over the next couple years.  There are also lots of unresolved issues and problems.  This includes timeshare operations at the Ilikai, even though the Ilikai Declaration and Bylaws only permit apartment and hotel use of units.  The Board and the AOAO legal counsel, Mr. Milton Motooka, continue to close their eyes on this and refuse to cite Shell for this violation.

An update pertaining to Ala Wai Harbor

Here is an update with great relevance to the Ilikai.  The Department of Land and Natural Resources (DLNR) is moving ahead with their so-called Recreational Renaissance Plan B.  This plan pertains to state parks, trails – and small boat harbors.  The boat harbors include the Ala Wai Harbor in front of the Ilikai.

The saga with the DLNR’s Renaissance Plans has been going for some time now.  Several of the Ilikai owners have been actively involved.

I am no expert in this particular issue and have not been following it closely.  But below is the information I was provided to disseminate.

DLNR will hold public hearings for Hawaii Administrative Rule amendments related to the Recreational Renaissance Plan B.  The public is invited to submit comments or attend a public hearing to provide testimony.

The proposed rule amendments will support the DLNR’s Recreational Renaissance Plan B, incl. re small boat harbors and other ocean recreation facilities.  Additional information on the comprehensive Recreational Renaissance Plan B is on the DLNR website at www.hawaii.gov/dlnr/recreate.  The hearings will begin with a brief presentation of the overall Recreational Renaissance Plan B, a short overview of the specific rule amendments, and then public testimony.  Copies of the public notice and the draft rules are available at www.hawaii.gov/dlnr/rules.

An update re VIP pool at Yacht Harbor Tower

As we reported a couple months ago, eRealty is planning to set up two pools at the adjacent Yacht Harbor Tower (YHT).  One pool will be a modification of the existing one, where it used to be for many years, with a new Bar.  On the picture below, this is the area with the green-looking pool, on the left (the picture is outdated, there is no water in that pool now).  The other pool – VIP Pool, along with Sky Bar – is planned to be developed on the upper deck, i.e., the area on top of the ballrooms, with a winding stair case to it from the lower level pool deck. (P.S.: A clarification for visitors: the area pictured looks neglected because it has been subject to renovation for over two years. That area used to be part of the Ilikai complex, from the days it was developed by Chinn Ho in the 1960s till 2006 when Anekona split it. Yacht Harbor Tower was not developed as a stand-alone property, but rather as an annex to the main Ilikai Tower; and they still have ways to go to become a stand-alone property, incl. a need to build their own loading dock, refuse system, liquor license, etc.)

So what is the status of that VIP pool?  The latest we heard from a reliable external source about two weeks ago is that eRealty’s contractors are half way finished with beam installation at the side below the VIP Pool, i.e., the re-enforcement.

No word yet re eRealty’s application for a liquor license.

Welcome to the re-designed ilikaiowners.com website!  I’ve moved the website to a new home in terms of another web hosting company.  I also re-designed it and re-built.  That took some learning since it involved SQL, XHTML, calls to tech support – great experience though!  I view it as a very useful skill and knowledge.  Luckily, I had the website header provided by the website founder – it helped preserve the website look.

For readers, the main change is that readers now can leave comments.  I invite and encourage you to post comments. :)
